Terms & Conditions

These terms apply to all stays and bookings at Nakara Baan. We have written them to be as clear and straightforward as possible so that you can prepare for your visit with confidence.

1. About These Terms

These Terms and Conditions govern the booking and use of accommodation services offered by Nakara Baan, located at 118/3 Moo 2, Bang Sao Thong, Samut Prakan 10570, Thailand. By submitting a booking enquiry or confirming a reservation, you agree to the terms described here. If anything is unclear, we warmly encourage you to contact us before confirming your stay.

These terms are governed by Thai law. Any dispute that cannot be resolved through friendly discussion will be referred to the courts of Samut Prakan Province.

2. Booking and Confirmation

A reservation becomes confirmed once you have received a written confirmation from Nakara Baan, either by email or through a direct message. Confirmation will be sent to the contact details you provide at the time of enquiry.

We ask that you provide accurate arrival information, including your flight number and expected arrival window where applicable, so that our team can prepare your room and, for overnight shuttle bookings, coordinate your pick-up smoothly.

Nakara Baan reserves the right to decline a booking at its discretion, particularly if availability has changed between enquiry and confirmation. In such cases, any payment received will be returned in full.

3. Our Services

We currently offer three accommodation options for travellers using Suvarnabhumi Airport:

Service details, inclusions and pricing are described fully on our website. Where a specific inclusion cannot be provided due to circumstances outside our control, we will make every effort to offer a suitable alternative and will communicate any changes to you in advance.

4. Pricing and Payment

All prices are quoted in Thai Baht (฿) and are inclusive of applicable taxes unless stated otherwise. The price applicable to your booking is the one confirmed at the time your reservation is accepted.

Payment terms will be shared with you as part of the confirmation process. We accept payment by the methods communicated at the time of booking. Full payment may be requested at the time of arrival or in advance, depending on the arrangement agreed.

Nakara Baan does not store payment card details. Any card processing is handled by our payment partners in accordance with applicable security standards.

5. Cancellations and Changes

We understand that travel plans can change, sometimes at short notice, and we aim to be as accommodating as reasonably possible.

If you need to cancel or amend your booking, please contact us as early as you are able. Our standard cancellation terms are as follows:

In cases of flight cancellation or significant delay that prevents your arrival, we will review the situation with understanding. Please contact us as soon as you are aware of any disruption, and we will do our best to find a fair arrangement.

6. Check-In and Check-Out

Our reception is staffed 24 hours a day to welcome guests at any hour. Check-in for daytime and overnight stays will be arranged to align with your arrival window as closely as possible.

For the Long Layover Suite, check-in and check-out times are matched to your confirmed flight schedule as part of the booking arrangement. If your plans change once you have arrived, please speak with reception and we will do our best to help.

Early check-in and late check-out may be available subject to room availability, and we will always advise you honestly about what is possible on the day.

7. Shuttle Service

The complimentary airport shuttle included with the Overnight Stay is available at regular intervals and is shared with other guests where applicable. The schedule runs approximately every two hours between 04:00 and midnight. For departures outside these hours, please speak with reception and we will arrange a car for you, which may involve a separate charge.

Shuttle availability is subject to traffic and road conditions. While we plan timings with your flight in mind, Nakara Baan cannot be held responsible for delays arising from circumstances beyond our control, including road closures or vehicle breakdowns. We encourage guests to allow comfortable time when planning their airport transfer.

8. Guest Conduct and House Rules

Nakara Baan is a quiet rest property. We kindly ask all guests to be considerate of others, especially during nighttime hours. Noise should be kept to a level that does not disturb neighbouring rooms.

Smoking is not permitted inside any room or shared indoor area. A designated outdoor area is available for guests who wish to smoke.

Pets are not permitted on the premises unless a specific arrangement has been agreed with us in writing before arrival.

Guests are expected to treat the property and its contents with care. Any damage caused to the room, furniture or fittings beyond normal wear may be charged to the guest responsible.

9. Liability

Nakara Baan takes reasonable care to ensure that the property and its services meet a comfortable standard. However, we cannot accept liability for loss, theft or damage to personal belongings during your stay. Guests are encouraged to use the luggage storage at the front desk and to keep valuables secure.

Nothing in these terms limits our liability for matters that cannot legally be excluded, including personal injury arising from our negligence.

10. Privacy

We collect and use personal information as described in our Privacy Policy. By making a booking, you acknowledge that your contact and reservation details will be used to manage your stay and communicate with you about it.

11. Changes to These Terms

Nakara Baan may update these terms from time to time. Any changes will be reflected on this page with a revised date. Bookings confirmed before a change are governed by the terms that applied at the time of confirmation.
